I recently installed the Jin&Bao Universal Garage Door Threshold Seal Strip, and it has made a significant difference in diverting water off the driveway. This 20FT seal strip is a fantastic product that has exceeded my expectations. The installation process was straightforward. The strip is flexible yet sturdy, making it easy to cut to the exact length needed and to fit snugly along the garage door threshold. The adhesive provided is strong and has kept the seal firmly in place despite heavy rains and regular use of the garage door. One of the most impressive features of this seal strip is its ability to effectively divert water away from the patio, and ultimately away from my pond. We've had several heavy downpours since installing it, and it has worked great. The material is high-quality and durable. It has held up well against the elements and shows no signs of wear or damage. So far this barrier is working. The garage door developed a very slight bend and I replaced the bottom rubber seal. The middle was making far more contact than the sides. I crammed backing rod material into the ends to stiffen the ends of my new seal but I needed more material to get a better seal. I found this product and it helped. I closed the door by hand and laid the product down on the ground. Once I figured where it made the best contact I used a carpenters pencil to mark my inner and outer margins. I trimmed the barrier and made sure it was tight fitting in the hopes that it would not shrink. I cleaned the floor and ever sprayed a little brake parts cleaner in a few spots to make sure no grease or oil was still on the concrete. I used Loktite 3x to create to outer parallel lines then zigzagged the adhesive between the first lines. I lowered the door and made sure the fit was perfect. I left the weight of the door to help hold it down and bond. After it was bonded I lifted the inner edge and ran a small bead of adhesive to make sure it was fully secured. I wiped up and excess and it had held well. I waited a full day before I drove the car over it. I have been happy with the way it has kept the water out and sealed the gap that formed over time. It was easy to work with. I didn’t have any of my ends that was not able to use. I believe this should hold up a good long while but time will ultimately decide that. ... show more

Recommend but they don’t have good instructions. I had to review the Amazon advertisement to figure out how to install. Installation is mostly common sense. I ended up buying a different silicon adhesive. Adhesive that came with it was ok and ended up using that and the additional adhesive I bought.

Our garage leaks due to driveway flaw. This was installed in an hour by my husband and 15yo son and works well. Water still comes in if it’s a steady HEAVY rain but our driveway slopes downhill towards the garage. This significantly reduced water entry.

    • Good threshhold, easy to install.

This threshhold quickly flattened out and conformed to the floor surface. My one other experience with a seal strip of this type took a long time to flatten out, wanting to stay curved. All these arrive rolled up, of course. There was more than enough adhesive supplied. It cut easily with a good pair of scissors. It's not that "tall," but most threshholds are not, so no surprise there. It was thicker than some I looked at. If your garage door and floor meet securely with no uneven places or dips, etc., this will work. If your door and floor have irregularities, this is not the best type of threshhold to use. Had a lot of the threshhold left after cutting for our door. Probably would have easily done a 2-car garage opening, but, of course, check measurements before ordering. Good product. ... show more

Love it! Installed on a 2-car garage in Texas to help improve garage seal. No problems in heat or snow. No rips or tears. Installed using only 1 of the tubes & were really careful not to get the black glue on anything else. We did sweep really well and used a rag to quickly wipe clean the concrete before install. We don’t drive a car into the garage regularly, so no feedback on that end of durability. ... show more
